104 West 12th Strret consists of two interconnected brick veneer commercial buildings dating from 1916 and 1922. Located in Houston's historic Heights neighborhood, the buildings had been empty for over 25 years. The renovation included an entirely new independent structural system inboard of the historic facade, along with a new mechanical system and the addition of an exterior stair. The stairway was designed with contemporary materials in order to differentiate the historic structure from the new. The completed renovation consists of retail on the ground floor and boutique offices on the second floor.
